Interior design settles layouts, materials, lighting and joinery before the price is fixed. We are NU Projects, design and build in Fulham SW6 since 2010. Our interior design fee is a flat percentage of the build cost. Call 020 7731 6841, and a budget estimate typically follows within seven days.

Our interior team works on layouts, materials, lighting, joinery, fabrics and finishes. Everything is drawn and scheduled, not left to site. Cost and programme are reviewed with the design, every week.

Design starts early, so it shapes the layout and the technical work. Kitchens, bathrooms, lighting and joinery often decide where services go. Those decisions are fixed long before decorative finishes go in.

Kitchens, joinery and furniture are made by Cochrane Bespoke, our joinery partner. Artwork is sourced through galleries and consultants. Our interior design fee is a flat percentage of the build cost.

Who designs it

Sean Cochrane, interior design director.

Sean leads interior design at NU, from the first sketch to the last handle.

He has won awards for kitchens, bathrooms and apartments, in the UK and abroad.

Sean is also creative director of Cochrane Bespoke, the workshop behind NU’s joinery. So the room is drawn and made by people who sit together.

Nick and Sean are partners. Nick runs the build and Sean leads the design. Their one aim: to make NU the first name in London design and build.

How a whole house is drawn first.

    The plans

    All three floors are planned with the furniture in place. Herringbone oak runs through every room.

    The living room

    The room is drawn in three dimensions. The stair, the panelling and the light are settled together.

    Then the wall is drawn flat, with every width and height. The joinery is made to these figures.

    One accountable team

    Ask whether design, cost, services and building are one service or four appointments. Ask who settles a conflict between them.

  2. 02

    Comparable finished homes

    A townhouse with listed fabric needs different experience from a decorative flat. Ask for finished homes like yours.

  3. 03

    A cost plan you can test

    Ask what is included, excluded and provisional. A firm certain of cost on day one has not done the work.

  4. 04

    A programme, not a date

    It should show design decisions, approvals, party walls, long lead items and handover. Ask for the dependencies.

  5. 05

    The people who will do it

    Ask who manages the design, the cost and the site. Ask who stays involved after signing.

  6. 06

    Inspections before work is covered

    Ask who signs off waterproofing, services and setting out, and how it is recorded. Once finished, quality is only claimed.

  7. 07

    Services coordinated early

    Heating, cooling, ventilation, lighting and controls decide ceiling heights and joinery depths. Ask when that design is done.

  8. 08

    Long lead items tracked

    Joinery, stone and glazing take months. Ask how those dates are tracked, and what happens when one slips.

    Changes priced in writing

    Every project changes. Ask that each change is described, priced and approved before work starts.

    Handover and aftercare

    A certification pack, operating information and a defects process. A home has to keep working after the site team leaves.
