01What it covers
Building control, explained.
Building regulations cover structure, fire safety, insulation, soundproofing and drainage. Most extensions and loft conversions need approval. It runs alongside planning permission, though some works are exempt.
We prepare the technical drawings an application needs, then submit them for assessment. We coordinate with local authorities, including Hammersmith and Fulham, and Kensington and Chelsea. Private approved inspectors are used too.
We do not provide the approval ourselves. That decision sits with building control, on every project. We coordinate with them at each stage.

What people ask about building control.
Does NU provide in-house building control approval?
No. We coordinate with external building control providers on every project.
Approval and inspections happen through the appropriate building control route. Our coordination role does not make us the approving body.
Do internal alterations need building regulations approval?
Often, yes. Structural changes can need building regulations approval.
So can some service, drainage or other alterations, even without planning permission.
Who is responsible for building regulations compliance?
Designers, contractors and clients each carry defined responsibilities.
We appoint competent people and agree who coordinates compliance. Inspections never replace those duties.
Are CDM and Building Regulations principal designer roles the same?
No. They sit under different regimes with different functions.
One organisation can hold both roles, but only when properly appointed for each. We never assume one appointment covers the other.
