Cobham’s houses sit on generous plots, many on private estates along wooded roads. Around the town, the land is Green Belt.

That designation decides how far a house may grow. Green Belt extensions are held to a 25% limit on volume and footprint. A basement escapes it only if wholly underground, inside the footprint.

Two rivers matter too. The Mole and the Rythe feed the flood zones. In Zone 3b, no basement is allowed at all.

Cobham, Plough Corner and The Tilt are conservation areas. Inside them, design and materials face heritage review. Outside, Green Belt and flooding do more of the shaping.

We have not built in Surrey yet. Our nearest new build is in Fulham, four houses with basements. We built them as a joint venture.

How much can I extend a Cobham house in the Green Belt?

Elmbridge applies a 25% limit on added volume and footprint.

A basement wholly underground, inside the footprint, does not count.

We measure the existing house first.

Does flood risk change a Cobham design and build?

Near the Mole or the Rythe, often.

Zone 3b allows no basement, and Zones 2 and 3a no basement bedrooms.

Will a Cobham conservation area change my new build design?

It can. Cobham, Plough Corner and The Tilt are all designated.

Inside them, design and materials face heritage scrutiny.
