Extensions and lofts, explained.
We take an extension or a loft from feasibility to handover. Planning, architecture, structural design and cost planning happen first. Construction follows under the same contract.
Traditional and modular routes are both assessed, then we tell you which suits. Most rear extensions also change the existing ground floor. We price the new area and the reworked rooms separately.
A dormer or a mansard changes the roof in different ways. We choose the approach through design and planning review. Headroom, stairs and light are tested before the design is fixed.

Is a side-return extension right for my house?
We test the gain in usable width against daylight, circulation and garden access. Extending to the boundary is not always the right answer for every home.
Can I build a rear or double-storey extension?
The answer depends on planning context, property size, neighbour effects and structural feasibility.
We test a two-storey addition as one whole building. This includes how the new upstairs rooms connect.
Is there enough headroom for a loft conversion?
A measured section tests usable standing height, floor buildup, insulation and stair arrival. Roof height alone does not tell you how useful the finished room will be.
What is the difference between a dormer and a mansard?
They create roof accommodation in different ways and change the external form differently. We choose the roof approach through design and planning review, not just floor area.
Will a loft conversion require changes below the roof?
It may affect stairs, ceilings, service routes and the fire strategy on existing floors. We include those changes in the scope and programme from the outset.
