NU Projects is a design and build company in Fulham SW6, founded in 2010. We handle design and build in Primrose Hill NW1, under one contract. The calculator gives your own range in a minute, by scope and finish. Call 020 7731 6841, and a budget estimate typically follows within seven days.
Primrose Hill is a village of smaller Victorian terraces, many looking onto the park. Fronts are painted, and front gardens are short.
Since March 1983, an Article 4 direction has covered many fronts here. On the houses Camden names, front walls and hard standings need planning. So does painting brickwork seen from the street.
So most of the change happens behind the facade. We rework plans, kitchens, stairs and rear rooms. The front is repaired and kept as the street knows it.
Many houses were divided into flats long ago. A flat has no householder permitted development rights. Any outside change to one needs planning, whatever its size.
We have not built in the village itself. South across Regent’s Park, we renovated a Grade II listed Marylebone apartment. In N2, we reworked a 3,500 sq ft house.

Can NU handle the Camden application for my Primrose Hill house?
Yes. Planning, listed consent where needed, and building control.
The same team that draws it prices it and builds it.
So what is approved is what gets costed.
Can a Primrose Hill flat be extended?
Only with planning. Flats carry no householder permitted development rights.
A leaseholder usually needs the freeholder’s consent as well.
Is a basement realistic under a Primrose Hill terrace?
Sometimes. Camden’s Policy A5 allows one storey, never below an existing basement.
It may take no more than half of each garden.
An impact assessment is audited independently, at your cost.
Where has NU built closest to Primrose Hill?
In Marylebone, a Grade II listed apartment finished in 2024.
And in N2, a large house reworked on every floor.
We have not yet worked in the village itself.
