The asking price is only half the bill.

You can see what the house costs. You cannot see what the work costs. Nick Jeffries will view it with you, free. The report follows in 24 hours.

i The viewing

You stand in the doorway and see the house it could be.

The agent can tell you the price to the pound.

Nobody in the room can tell you what the work will cost. The kitchen you want to open up. The loft you want to turn into a bedroom. The basement the house next door already has.

So you guess. Guess high, and you lose the house. Guess low, and the difference arrives after you own it.

Older houses hide things too. Wiring, drainage, floors and old alterations can all need work once opened up.

A house has two prices. Only one of them is on the listing.

ii What is possible

Six things a London house can become.

Tap a part of the house. Each carries the rate our quantity surveyor uses, per square foot, for construction.

A London house in section, with six kinds of work marked A loft, the whole house, a side return, a rear extension and a basement. Loft Whole house Side return Rear extension Basement Super prime finish
A diagram, not a drawing of any one house. Rates are construction only. Fees, contingency and VAT sit outside them.

Rear extension

£280 to £320per sq ft

Opening up the rear for a larger kitchen and dining space.

Ranges are guide prices, not fixed quotations. A figure per square foot is a starting point, not a commitment. Your property is priced properly in a cost plan.

iii The Buyer’s Report

Nick views the house with you. The report follows in 24 hours.

It is free, and written about that one house before you commit to it. A budget now. A price after exchange. A fixed cost once the design is locked. Nothing guessed.
