Architects and designersWe build to your design

Your designer draws it. We build it.

Already have an architect or interior designer? We build to their design. Or we bring in only the parts you need.

i The designer stays the designer

We design and build. We also build for designers.

What we offer first is the whole thing, design and build under one contract.

Some already have an architect or an interior designer they trust. That is good news for the house.

We build to their drawings. Questions go back through them. We never pitch round a designer to their client.

We keep their confidences, and the client’s. An NDA is standard if the project needs one. How we work in confidence.

ii Only the parts you need

The whole build, or one trade.

  • Construction

The main contract, built to the design. One contract for the build.

  • MEP

Mechanical, electrical and plumbing, coordinated with the scheme. MEP

  • Joinery

Made by Cochrane Bespoke, to the designer’s drawings. Bespoke joinery

  • Quantity surveying and cost

Open book pricing by our own quantity surveyor, line by line. Quantity surveying

  • Project management

The designer has a single point of contact on site. Project management

The drawing is theirs. The build is ours to get right.

iii For practices

Bring us in at concept, before tender.

NU builds architects’ and designers’ schemes across prime London.

Call us early. We advise on cost and buildability while the design can still move. It costs less to change a line than a wall.

When the drawings are ready, our quantity surveyor prices them, open book. You see every line.

Drawn, then made.

What designers ask first.

Will you try to take over the design?

No. The designer stays the designer.

We build to their drawings and raise questions through them. We never pitch round them to their client.

Can you price our drawings?

Yes. Our own quantity surveyor prices them, open book, line by line.

Bring us in at concept. We advise on cost and buildability before tender.

Do you work with interior designers on fit-out only?

Yes. We build the fit-out to the interior designer’s scheme. Joinery by Cochrane Bespoke, where it is wanted.

Can you work under our contract administration?

Yes. We are used to working under an architect’s contract administration.
