Oxshott is large detached houses, set back in wooded plots along private roads. Part of it is the Birds Hill estate. Gardens run far bigger than anything in central London.

New build, substantial extensions and full renovations are all common here. Green Belt land shapes what a scheme can be. Mature trees and flood maps are checked before any design.

Birds Hill estate: Its 2015 byelaws set a deposit, working hours and a completion period.
Designations: Oxshott has no conservation area and no Article 4 direction.
