South Kensington has tall white terraces, mews and the streets near the museums. The houses are narrow and deep. Their useful new space is the floor below. A lower leisure floor can hold a gym, a steam room and more.

Policy CD11 limits a new basement to one storey. The 2016 Basements SPD allows a little extra depth for a swimming pool. A gym alone does not earn it. So we plan the wet and dry rooms as one storey.

Steam and heavy weights do not mix. The gym takes the dry side and the steam room the wet. A tiled threshold and a separate extract keep damp out. Plant for both shares one room.
