Basement swimming pools in South Kensington.

South Kensington’s white terraces were built tall, with deep footings. A pool hall here is a matter of careful sequence.

NU Projects is a design and build company in Fulham SW6, founded in 2010. We handle basement swimming pools in South Kensington SW7, under one contract. A basement runs £450 to £780 a sq ft, construction only. Call 020 7731 6841, and a budget estimate typically follows within seven days.

SW7 is stucco terraces, mansion blocks and a few mews close to the museums. The houses often rise over five levels. A pool belongs at the bottom, where noise and humidity stay clear of bedrooms. The stair, the lift and the plant need one clear vertical route.

Here the Basements SPD of 2016 is the useful text. It allows a little extra depth for a swimming pool. The limit stays at one storey under Policy CD11, and under half the garden. The extra depth is for the water, not for another floor.

The tank is a concrete box, cast to hold water in and groundwater out. We treat those as two jobs, a structural tank and a waterproof lining. Air handling comes next, because warm moist air must never reach the floors above. The plant is sized once the pool is fixed.

Close by in Kensington we built a pool two floors below the street. The same job holds a steam room on the lower leisure floor. We design, price and build the shell, the tank and the finishes together.

How does a South Kensington pool differ from an ordinary basement?

The floor, walls and air are all designed for water. The load is far above a normal room.

The depth allowance for a pool is the one extra the SPD gives.

Can a South Kensington mansion block flat have a pool?

Only if the building has depth below it and the freeholder agrees.

Most pool halls here sit under houses, not flats.

Where does the pool hall air go in a South Kensington terrace?

It is dried and recycled, with fresh air added in measured amounts.

Ducts run to the plant room, then to the outside.

Does a South Kensington pool come with a steam room or gym?

Often a pool shares its floor with a steam room or sauna.

The same plant and air handling serve both, which saves space.

Can a South Kensington pool be built under a listed terrace?

Kensington and Chelsea resists any dig under a listed building.

We check the listing at the start, before any money is spent on design.
