Villas here sit in wide gardens, often under mature trees. Many are listed, some with vaults or old cellars. A pool hall is rarely a conversion of those. The tank needs a new engineered floor.
Policy CD11 sets one storey and no more than half the garden. Listed villas cannot be dug under, including their vaults. Trees add a second test, since no valued tree may be put at risk. For a pool, the footprint is chosen to keep clear of the roots.
Tree roots, drainage and a deep tank all meet in one plan. We draw the tank away from the root zone. Drainage must cope with pool water as well as rain. A flood risk assessment goes in, as the borough requires for every basement.
We built a basement and gym under a Chelsea townhouse, and basements in Fulham. Neither is a pool, and neither is in W11. They show one team digging, waterproofing and fitting out. A pool adds a plant room to that.
