Mayfair has few gardens. Its homes are apartments and townhouses, mostly Georgian or later. A pool hall can only go where the building has depth below it. That means a study of the whole building, not one flat.

City Plan Policy 43 supports reusing buildings, and Policy 44 protects listed detail. Mayfair is one of Westminster’s 56 conservation areas. The Grosvenor estate owns much of Mayfair. Its licence often sits beside the council’s consent.

Water above a Mayfair apartment is a risk for those below. So a pool hall gets a tanked room, a drained floor and leak detection. Plant is the hard part, since ducts must reach outside through an old building. We plan that route before the pool is drawn.
