Houses in NW3 climb a hill, in steep gardens behind Victorian and Edwardian villas. On a slope, floors step down toward the garden. A pool hall can follow that fall. It can open to the garden at its lowest end.

Camden Policy A5 allows one storey, and never under an existing basement. A garden is limited to half. The Basement Impact Assessment is independently audited. Neighbour damage is capped at Burland category 1.

The Hampstead Neighbourhood Plan, adopted July 2025, adds tests on groundwater and trees. A tank is heavy when full, and buoyant when empty. On a slope, water moves downhill through the soil. We map that path before the pool is fixed.
