A pool under a Primrose Hill terrace is a hard fit. We tell you early, and show what can work.
A Primrose Hill pool, said honestly.
- One storey
- Camden’s Policy A5 limit
- Half
- The most of each garden a basement may take
- Small plots
- Victorian terraces facing the park
NU Projects is a design and build company in Fulham SW6, founded in 2010. We handle basement swimming pools in Primrose Hill NW1, under one contract. A new basement dig typically runs £500k to £900k. Converting an existing basement runs £180k to £300k. Call 020 7731 6841, and a budget estimate typically follows within seven days.
Primrose Hill houses are smaller Victorian terraces. Many are split into flats. A pool hall needs length, width and a plant room. Few of these plots offer all three below ground.
Camden’s Policy A5 allows one storey, never under an existing basement. It may not exceed half of each garden. A Basement Impact Assessment is audited independently. Damage next door is capped at Burland category 1.
So a full lap pool is rarely realistic here. A plunge pool or a spa bath is a different matter. It needs less depth, less plant and less weight. We test that option against the house first.
Our nearest house is in N2, reconfigured by NU. We built a pool in Knightsbridge, lined in marble. The same team would tell you plainly what fits.
