Chelsea’s terraced houses are tall and slim, with long thin gardens behind. A pool hall fits better under the house than under the lawn. The stair down starts in the hall. The tank then sits in the dry middle of the plot.

Policy CD11 allows one storey and less than half the garden. The Basements SPD of April 2016 lets a pool earn a little extra depth. That depth is for the tank, not for a second floor. Because the storey cannot be split later, the pool floor is designed as one.

Water is very heavy, so the slab and walls are engineered for it. The hall needs dehumidification, or the air will sweat on stone and joinery. Filtration, heating and air handling live in a plant room. We place it so a technician can reach it without crossing the pool.
