Mayfair’s Georgian townhouses are now mostly apartments, with shops at street level. Mews houses sit behind the main streets. A whole house is rare.

Westminster counts Mayfair among its 56 conservation areas. A neighbourhood plan, made in December 2019, sits alongside the City Plan.

Policy 43 backs refurbishment and reuse. Pulling a building down means passing a sequential test first. So most Mayfair schemes rework the structure that exists.

Policy 44 asks that a listed building keeps its special interest. Cornices, doors and fireplaces stay, or return where they were lost. Officers expect a heritage statement explaining each intervention.

Above a shop, an apartment has no householder permitted development rights. A rooflight, extract duct or condenser each needs consent. Lateral works in a listed building usually need listed consent too.

Retrofit

Listed buildings
Policy 44 wants period detail kept, and restored where it has gone.
Conservation
One of 56 conservation areas across the city.
Estate
Grosvenor holds much of the freehold, and its licence runs with consent.

Can I extend a Mayfair apartment?

Rarely outward, because the area is flat heavy with shops below.

Extensions here mean mews houses, lateral works or roof level changes.

Each needs planning, plus listed consent where the building is listed.

What does the Mayfair Neighbourhood Plan add to a planning application?

Officers read it beside Westminster’s City Plan.

It was made in December 2019, and we draw to both.

Can an old Mayfair building be knocked down and rebuilt?

Policy 43 puts reuse first.

Substantial demolition must pass a sequential test before it is considered.

Do I need Grosvenor’s permission as well as Westminster’s in Mayfair?

Often, where the estate holds the freehold.

Its licence runs beside the council’s consent, as a separate decision.
