Mayfair’s Georgian townhouses mostly hold apartments now, often above shops. A whole house is unusual. Mews houses sit behind the main streets.
So architecture here rearranges space rather than adding it. Garden rooms are not the pattern. Extensions mean mews houses and lateral works.
Westminster backs reuse first, under City Plan Policy 43. Policy 44 asks listed buildings to keep their period detail.
The Mayfair Neighbourhood Plan, made in December 2019, sits beside both. Where Grosvenor owns the freehold, its licence is needed as well.
Our Mayfair apartment was interior design and fit-out, not structural work. Living, dining and kitchen share one room under tall bay windows.
What the council allows in Mayfair.
- Council
- City of Westminster, alongside the Mayfair Neighbourhood Plan made in December 2019.
- Retrofit first
- City Plan Policy 43. Refurbishing and reusing a building is supported in principle.
- Listed buildings
- Policy 44 asks for period detail to be kept, or restored where lost.
- The estate
- The Grosvenor estate owns much of Mayfair. Its licence often sits beside the council’s consent.
- Flats
- An apartment has no householder permitted development rights. External changes need planning.

Can a Mayfair house take a rear extension?
Rarely in the usual sense. Few Mayfair buildings have gardens to grow into.
Extensions here mean mews houses and lateral works instead.
What does City Plan Policy 43 mean for a Mayfair redesign?
It supports refurbishing and reusing a building in principle.
So the design starts from the structure already standing.
Who consents to a Mayfair mews house redesign?
Westminster, for planning and any listed building consent.
Where Grosvenor is freeholder, its licence sits alongside.
Is your Mayfair project an architecture job?
No. It was an interior design and fit-out of 1,500 sq ft.
Cochrane Bespoke made the study, kitchen and larder joinery.
