Planning for St John’s Wood villas, where the first question is keep or rebuild. Westminster, not Camden, decides.

NU Projects is a design and build company in Fulham SW6, founded in 2010. We handle planning applications and appeals in St John’s Wood NW8, under one contract. Fees are priced per project by our own quantity surveyor, from the actual scope. Call 020 7731 6841, and a budget estimate typically follows within seven days.
Many clients arrive wanting to replace a tired villa outright. In Westminster that is an uphill case. The City Plan treats the existing building as a resource.
Policy 43 puts refurbishment first. Substantial demolition must pass a four step sequential test. A Pre-Redevelopment Audit sets out the evidence, room by room.
So we test the keep option properly before anyone draws a new house. Often a deep retrofit, a rear wing and a lower floor deliver the brief.
Below ground, Policy 50 permits a single storey under the lowest original floor. Half the garden at most may be used. A metre of soil and drainage go on top, more near trees.
Part of the district became conservation area in 1967. There, Policy 44 asks every change to preserve or enhance its character. Stucco detail, boundary walls and front gardens all count.

Will Westminster let me replace my St John’s Wood villa?
It is hard. Reuse comes first under Policy 43.
Substantial demolition faces a four step test.
A Pre-Redevelopment Audit shows how the test is met.
Is St John’s Wood planning decided by Camden?
No. It is the City of Westminster.
Camden governs Hampstead, to the north, under different rules.
How big can a basement be under a St John’s Wood garden?
One storey below the lowest original floor.
It may run under no more than half the garden.
A metre of soil and a drainage layer go over it.
Is my St John’s Wood house in a conservation area?
Part of the district is, designated in 1967.
