Kensington and Chelsea is one of the most closely planned boroughs in London. Much of it is conservation area, and many houses are listed.

It wrote the first basement policy of its kind, CL7, in January 2015. Since April 2016, every basement here needs planning.

So planning is where most projects here are won or lost. The drawings have to be right for the street, the listing and the neighbours.

We draw them, price them and then build them. That covers Chelsea, Kensington, South Kensington, Notting Hill and Holland Park.

What the Royal Borough asks for.

Council
Royal Borough of Kensington and Chelsea.
Basements, CL7
Adopted 21 January 2015. One storey only, under no more than half the garden.
Basements SPD
Adopted April 2016. The garden left over stays as one area. A pool may earn a little extra depth.
Article 4
Since April 2016, the under-footprint permitted route is closed. Every basement here needs planning.
On site
A Construction Traffic Management Plan goes in with a basement application. The Code of Construction Practice governs the site.

What it costs.

Planning is priced per project, from the actual scope.

A basement application costs more to prepare than an extension. It carries structural and traffic reports.

Our quantity surveyor sets out the fee before you commit.
