NU Projects is a design and build company in Fulham SW6, founded in 2010. We handle planning applications and appeals in Kensington W8, under one contract. Fees are priced per project by our own quantity surveyor, from the actual scope. Call 020 7731 6841, and a budget estimate typically follows within seven days.

Kensington’s stock is tall white stucco terraces, often wrapped around a communal garden. A lower ground floor is common. Most of it sits in conservation areas.

Here the garden side counts as well. The plan says an elevation over a communal garden may matter like a front. A new door, balcony or extension there is scrutinised hard.

Many houses were split into flats decades ago. Policy HO1 does not allow existing self-contained homes to be merged. Buyers of two floors often learn this too late.

A flat carries no householder permitted development rights at all. Even a vent or a small window change needs an application. Neighbours and residents’ bodies are consulted on each one.

We know the borough’s timing first hand. Our two W8 houses gained consent, then new basements were paused for a year. We settled every drawing during that pause.

Does the communal garden side of my Kensington house count like the front?

It can. The Local Plan says so for elevations over shared gardens.

We design changes there with the same care as the street side.

Can two Kensington flats be combined into a single house?

Policy HO1 does not allow existing self-contained homes to be merged.

We check the lawful use of each unit before you commit.

Do I need listed building consent to move a staircase in Kensington?

If the house is listed, almost certainly.

Policy CD5 counts original staircases and plan form in the listing.

We record the historic fabric before any layout is drawn.

What does a Kensington flat owner need for new windows?

A flat has no householder permitted development rights.

So a visible change to windows usually needs planning.

In a listed building, listed building consent as well.
