NU Projects is a design and build company in Fulham SW6, founded in 2010. We handle planning applications and appeals in Highgate N6, under one contract. Fees are priced per project by our own quantity surveyor, from the actual scope. Call 020 7731 6841, and a budget estimate typically follows within seven days.
Highgate straddles Haringey and Camden on its hill. Big detached and semi-detached houses ring a Georgian village core.
Each borough keeps its own conservation area here. Haringey designated its half in December 1967. The Holly Lodge Estate lies alongside.
Both councils adopted a shared neighbourhood plan in 2017, after a referendum of residents. Haringey did so in July and Camden in September. Its roof policy, DH5, pushes dormers to the back.
Below ground, the line on the map matters most. Haringey uses DM18, which caps a front light well at half the front garden. Camden uses Policy A5 with an audited impact assessment.
So two neighbours can face different basement tests. We identify the borough, the forum boundary and any listing first.
Which rules apply in Highgate.
- Council
- Haringey or Camden, by address. The neighbourhood plan covers both.
- Conservation areas
- One in each borough, plus the Holly Lodge Estate beside them.
- Roofs
- DH5. Respect the roof form and keep additions to the rear.
- Chimneys
- Stacks that add to the street stay. Roofing should match the original.
- Haringey basements
- DM18 limits a front light well to half the front garden.
- Camden basements
- Policy A5. One storey only, and never under an existing basement.

Which borough decides planning for my Highgate home?
It depends on which side of the line the house stands.
Haringey and Camden apply different basement policies.
We check the address before design.
When was the Highgate Neighbourhood Plan adopted?
In 2017, by both councils, after a local referendum.
Haringey adopted it in July, Camden in September.
How big can a front light well be in Haringey’s part of Highgate?
Policy DM18 limits it to half the front garden.
Harm to character, trees and neighbours is weighed as well.
Can a Highgate dormer go ahead without an application?
Not in a conservation area. A dormer there gets no permitted development.
Policy DH5 also asks for it to stay to the rear.
