Georgian and Victorian houses climb a steep hill here. Most are family homes with long gardens. Plenty back onto green space.

Camden protects most of the village through conservation areas. Across the borough there are 40, over roughly half its land. Local Plan Policy D1 asks every design to respect its context.

The July 2025 neighbourhood plan adds a local layer. DH1 wants additions to defer to the original house. DH2 keeps period windows, doors and boundary walls, or restores them.

Digging down is the hardest application. Camden withdrew basement permitted development in June 2017. Each scheme now carries an impact assessment, independently audited at the applicant’s expense.

Hydrology drives that report on a slope like this. Groundwater and tree roots are both modelled. Under CC1, keeping and upgrading the house is weighed before any demolition.

DH1 asks any addition to stay subservient to the original house.

Dormers should be small, set back and preferably at the back.

Who pays for the Basement Impact Assessment audit in Hampstead?

You do, as the applicant.

Camden appoints an independent auditor to check the assessment.

Damage next door must stay within Burland category 1.

Can I replace the old sash windows on my Hampstead house?

DH2 favours keeping original windows, or restoring lost ones.

We inspect each sash before suggesting repair or replacement.

Will Camden let me demolish a Hampstead house and rebuild?

CC1 expects retrofit to be strongly considered first.

A rebuild case needs evidence that refurbishment will not work.
