Highgate sits on a hill, split between Haringey and Camden. Larger detached and semi-detached houses fill its slopes. Georgian houses gather around the village core.

The borough line matters to a design. Each side has its own conservation area and its own basement policy.

One document joins them. Both councils adopted the Highgate Neighbourhood Plan in 2017.

On the Haringey side, Policy DM18 covers basements and light wells. A front light well may take no more than half the front garden.

What the council allows in Highgate.

Council: Haringey or Camden, by address. The Highgate Neighbourhood Plan applies on both sides.
Conservation areas: One in each borough, plus the Holly Lodge Estate beside them.
Haringey’s area: Haringey’s Highgate Conservation Area was designated in December 1967.
Light wells: Haringey Policy DM18. A front light well may take no more than half the front garden.
Roofs: Policy DH5. Dormers and roof extensions respect the roof form, and stay to the rear.
