Belgravia was built as one estate, and most of it still reads that way. White stucco terraces face private garden squares. Mews houses sit behind them.
The houses are tall and deep, often five floors over a lower ground. Many are now apartments, some running across two houses.
A refurbishment here is rarely just a fit-out. Services are renewed behind listed plaster. Joinery is drawn to match what survives. Windows and stairs are repaired, not replaced.

- Conservation area
- Belgravia is a conservation area. Changes seen from the street need planning, and are judged against the whole terrace.
- Listed buildings
- Much of the stucco stock is Grade II listed. Listed building consent covers inside work too, such as plasterwork, stairs and chimneypieces.
- The estate
- Much of Belgravia belongs to the Grosvenor estate. A leaseholder usually needs the estate’s licence as well as the council’s consent.
- Basements
- City Plan Policy 50. One storey below the lowest original floor. It may run under no more than half the garden.
