NU Projects is a design and build company in Fulham SW6, founded in 2010. We handle architecture and planning drawings in Chelsea SW3, under one contract. Construction runs from £215 to £800 a sq ft, luxury to super prime finishes. Call 020 7731 6841, and a budget estimate typically follows within seven days.
Chelsea houses mostly stay whole houses. A design here runs through every storey.
One Chelsea townhouse we built had no room to build up or out.
So the design went down, with a basement under the full footprint.
Above it, the house was opened up under a long rooflight.
Another Chelsea terrace was reconfigured structurally, floor by floor, over four floors.
Our RIBA architects drew both, and the same studio built them.
What the borough asks of a Chelsea design.
- Council
- Royal Borough of Kensington and Chelsea, under its 2024 Local Plan.
- Listed houses
- Policy CD5 counts the order of rooms and original staircases in the listing.
- Roofs
- Policy CD12 resists extra storeys on terraces with complete, unaltered rooflines.
- Rear additions
- Policy CD13. Additions must not break the even rhythm along the terrace.
- Basements
- Policy CD11. One storey, and no digging beneath a listed building.
- Trees
- A basement must not harm trees of townscape or amenity value.

Who designs a Chelsea project at NU?
Our RIBA architects, beside our interior designers and quantity surveyor.
The same studio then builds what it drew.
Can I extend a Chelsea house upward?
Only where the terrace allows. Policy CD12 reads the whole group.
Complete rooflines usually stay as they are.
We look at the whole street before drawing.
Can a listed Chelsea house have a basement?
Not beneath the house itself. Policy CD11 rules out digging under a listed building.
A dig in the garden may be possible, with care for the foundations.
How does a Chelsea design make room without a bigger footprint?
By reworking the plan, and often by going down one storey.
Our Chelsea townhouse gained a 1,200 sq ft basement that way.
How are architecture fees in Chelsea priced?
Per project, from the actual scope.
The build itself runs on our bands, construction only.
