A full swing needs about 4.6 m across and 3.0 m clear. A Pimlico lower ground flat seldom has both. The stucco houses here are mostly flats, held by many owners.

A whole house is a different brief. Policy 50 then allows one storey below the lowest original floor. The swing height must fit inside it. Since July 2016, that dig needs planning.

For most flats, a putting and short game room fits better. It needs less height and no deep dig. It can sit in the lower ground floor, with a screen for watching golf.

We have not built a golf room in Pimlico. In Belgravia, just north, our family room holds a media wall and fire. One team would design, price and build it.

Vaults: A pavement vault may reach 1.8 metres below the highway, with 900mm above.

Neighbours: Westminster strongly encourages talking to neighbours before the application.
