Highgate’s wider houses often give a golf room the width it needs. Height and the council line come next.

NU Projects is a design and build company in Fulham SW6, founded in 2010. We handle basement golf simulator rooms in Highgate N6, under one contract. A new basement dig typically runs £500k to £900k. Converting an existing basement runs £180k to £300k. Call 020 7731 6841, and a budget estimate typically follows within seven days.

Central terraces are often too narrow for a full swing. Highgate’s detached and semi-detached houses are wider. A golf room of about 4.6 m across is often possible here.

Height is still the hard number. Makers advise about 3.0 m clear, and 2.85 m at least. On the Camden side, A5 allows one storey only. On the Haringey side, DM18 weighs harm rather than counting storeys.

The room runs long, tee to screen and a space behind. Part of it may sit under the garden. In Haringey, soil must stay deep enough over that part. In Camden, no more than half of each garden may go.

We have not built a golf room in Highgate. Our nearest house is in N2, refitted by NU. Our Fulham basements show the dig and the waterproofing.
