Pimlico’s stucco terraces are mostly flats, and their roofs are mostly whole. Extra room here is found at the bottom of the house.
Why we look down, not up.
- Vaults
- Front vaults can join a lower ground flat
- Whole roofs
- Westminster refuses roof storeys here
- SW1V
- Stucco terraces, mostly flats
NU Projects is a design and build company in Fulham SW6, founded in 2010. We handle house and kitchen extensions in Pimlico SW1V, under one contract. A rear kitchen extension typically runs £160k to £250k. A side return extension typically runs £140k to £220k. Call 020 7731 6841, and a budget estimate typically follows within seven days.
Pimlico’s terraces were built as one estate, then split into flats. Few owners hold a whole house.
Their roofs run unbroken along each terrace. Westminster refuses a new storey on a complete group like that.
The lower ground floor is a different matter. Front vaults under the pavement and a rear yard can join the flat.
We tank the vaults, gain head height where allowed, and light them.
Lowering a floor counts as basement work. A citywide Article 4 direction means that always needs planning.
What the council allows in Pimlico.
- Council
- City of Westminster. Pimlico has its own conservation area, with an adopted audit.
- Roofs
- Complete terraces with largely unaltered roof lines do not get roof extensions.
- Digging
- Policy 50 allows one storey below the lowest original floor.
- Under the pavement
- No more than 1.8 metres under the highway, with 900mm of cover.
- Flood risk
- Flood zones 2 and 3 need a site specific flood risk assessment.

Can Pimlico front vaults become part of my flat?
Often, if your lease includes them or the freeholder agrees.
They need tanking and ventilation to become rooms.
Work under the highway has its own limits.
Why won’t Westminster allow a roof storey on my Pimlico terrace?
The roofs along most Pimlico terraces are complete and unaltered.
Westminster refuses roof extensions on groups like that.
We tell you before any drawing is paid for.
Can I lower the floor of a Pimlico lower ground flat?
It counts as basement work, so it needs planning.
Policy 50 allows one storey below the lowest original floor.
An engineer’s structural methodology statement goes in too.
Does Pimlico’s nearness to the river affect lower ground works?
It can. Flood zones 2 and 3 need a site specific assessment.
We check the zone before design.
