South Kensington is mostly stucco flats, with mews behind. We extend garden flats, mews houses and the odd whole house.
Room to add in a flat or a mews.

- Stucco terraces, mews and garden flats
- CD12 and CD13
- The borough’s roof and rear tests
- Lease first
- Most flats need the freeholder’s licence
NU Projects is a design and build company in Fulham SW6, founded in 2010. We handle house and kitchen extensions in South Kensington SW7, under one contract. A rear kitchen extension typically runs £160k to £250k. A side return extension typically runs £140k to £220k. Call 020 7731 6841, and a budget estimate typically follows within seven days.
South Kensington is tall stucco terraces of four or five storeys. Most were split into flats long ago.
So the classic brief here is a garden flat at lower ground level. Its kitchen pushes out onto its own patch of garden.
Behind the terraces run the mews. A mews house has little garden, so any gain goes up or inside.
The borough resists an extra storey where a mews roofline is still unbroken. Where roofs already vary, infilling a gap can be allowed.
We read the lease, roofline and neighbours’ rear line before drawing.
What the borough allows for South Kensington flats and mews.

- Merging flats
- Policy HO1 does not allow existing self-contained homes to be merged into one.
- Flats

Can a South Kensington garden flat be extended into the garden?
Often, if the flat owns the garden and the freeholder grants a licence.
Flats have no permitted development rights, so it needs planning.
The borough’s rear line test then applies.
Can I add a storey to a South Kensington mews house?
Only where the mews roofline is already broken by other extensions.
On an unbroken run, the borough resists a new storey.
Then we look at rooflights, or at work inside the house.
Can I join two South Kensington flats into one home?
Policy HO1 does not allow existing self-contained homes to be merged into one.
So we plan the extra space within a single flat instead.
Who besides the council must agree to a South Kensington extension?
The freeholder, through a licence under your lease.
Neighbours also get party wall notices for work on a shared wall.
Party structure notices go out at least two months ahead.
