Extensions in Belgravia.

Belgravia houses rarely have garden to spare. Extra rooms come from the roof, the lower ground or behind the facade.
Belgravia grows upward, not outward.
- Upward
- The 2024 plan’s favoured direction
- Lower ground
- Vaults and back rooms joined up
- SW1X · SW1W
- Stucco houses, apartments and mews
NU Projects is a design and build company in Fulham SW6, founded in 2010. We handle house and kitchen extensions in Belgravia SW1, under one contract. A rear kitchen extension typically runs £160k to £250k. A side return extension typically runs £140k to £220k. Call 020 7731 6841, and a budget estimate typically follows within seven days.
Behind the white stucco, many Belgravia houses have little garden. A glazed garden room would fill it.
So we look elsewhere for floor area. The roof comes first, and the neighbourhood plan supports that.
The lower ground floor comes second. Vaults and back rooms there can often join into one brighter space.
Mews houses are different. The plan discourages digging under them, so any gain comes upward or inside.
On a listed house, every new opening is drawn against the original plan. Consent and any licence come before site work.
What the council allows in Belgravia.
- Council
- City of Westminster. The Belgravia Neighbourhood Plan was made in March 2024.
- Upward space
- The plan prefers a mansard where it suits the building.
- Mews
- Basements in mews are discouraged by the plan.
- Listed interiors
- Plasterwork, chimneypieces and shutters are part of the listing.
- Ground water
- Parts have a high water table. Basements flooded there in July 2021.
- Site work
- Policy BEL4 wants noise, dust and vibration planned for before work starts.

Further reading, from the blog
Is there room for a garden extension behind a Belgravia house?
Rarely. Many have little outdoor space behind.
Filling it would take light from the rooms behind.
We look at the roof and lower ground first.
Can I open up the lower ground floor of a Belgravia house?
Often, by joining vaults and back rooms into one space.
Parts of Belgravia have a high water table, so waterproofing is planned.
On a listed house, consent covers the openings.
Which extension route does the Belgravia plan favour?
Space added upward, by a mansard, where it suits.
It discourages basements in mews.
Who signs off a Belgravia extension besides Westminster?
Often the freeholder, by licence, as many homes are leasehold.
Where Grosvenor owns the freehold, its licence sits beside consent.
