The real cost of a London basement: what homeowners need to know before starting

What a London basement actually costs in 2026. Shell against fit out, what sits outside the build rate, fees, contingency and the hidden risks.

A London basement can add valuable space without changing the visible footprint of a home, but it is one of the most technically demanding forms of residential construction. It is not simply an underground room. It is a coordinated exercise in structural engineering, excavation, waterproofing, drainage, ventilation and neighbour management.

An existing cellar conversion can cost less, because the volume is already there. Insufficient head height, underpinning, drainage and waterproofing can still turn it into substantial work, so every figure has to be tied to a defined scope.

Understanding shell and fit out costs

Older NU Projects guidance separated the structural basement shell from the internal fit out. That remains the correct way to understand the investment, even though current prices need to be assessed against live project information.

The structural shell

The shell includes excavation, temporary support, underpinning or retaining structure, concrete works, waterproofing and the primary below ground enclosure. It is the majority of the basement cost, and it is the part that moves most with ground conditions and access. A historic rate from a previous project is not a safe guide.

The internal fit out

Fit out turns the secure shell into usable accommodation. It starts with heating, ventilation, electrics, insulation, plastering, flooring and decoration, then rises with bathrooms, kitchens, cinema acoustics, wellness equipment, specialist lighting, joinery and stone. The spread between a plain fit out and a specified one is wider here than anywhere else in a house.

Working out the figure for your own basement

Take the footprint you are adding, in square feet, and multiply it by the band the cost calculator gives for a basement at your chosen specification. That is the construction figure, and it is the number every quote should be checked against.

Professional fees, party wall matters, investigations, planning requirements, monitoring, insurance, temporary accommodation and contingency all sit outside it. A project specific cost plan is what brings them together.

Why basements cost more than above ground extensions

  • The existing house must remain stable while work takes place beneath or beside it.
  • Soil must be excavated and removed through constrained London access.
  • Temporary works and underpinning are carried out in carefully sequenced stages.
  • Groundwater and moisture require designed waterproofing and maintainable drainage.
  • Below ground rooms need considered ventilation, heating, cooling and fire safety.
  • Party wall procedures and neighbour monitoring can be extensive.
  • Lightwells, stairs and escape routes require careful architectural coordination.

The three main basement scenarios

Existing cellar conversion

An existing cellar may be waterproofed and fitted out, but insufficient head height can require floor lowering or underpinning. Walls, drainage and foundations must be investigated before a simple conversion is assumed.

New basement beneath the house

This requires staged excavation, temporary support and a permanent structural solution beneath the existing property. Access and spoil removal can influence the programme as much as the excavation itself.

Basement beneath the garden or extension

Garden basements can create valuable area and opportunities for rooflights or courtyards. Trees, drainage, neighbouring structures and external waterproofing remain important.

Prime West London considerations

Fulham, Chelsea and South Kensington combine high property values with constrained streets, conservation areas, close neighbours and varied historic construction. There is a great deal to gain, but the project needs local planning knowledge and disciplined logistics.

Professional fees and contingency

Published industry guidance often places combined consultant fees for basement work in the region of 12 to 18 per cent of construction cost. The correct figure depends on the appointments and complexity. Architecture, engineering, party wall, planning, quantity surveying and project management should be shown separately.

Contingency should reflect ground information, surveys, the maturity of the design and concealed conditions. It should not be used to disguise missing scope.

Waterproofing cannot be treated as a finish

Successful waterproofing begins with the structural and drainage strategy. Systems must be designed for the site conditions, installed by experienced specialists and accessible for future maintenance. Pump locations, alarms, backup power and service routes should be coordinated before interiors are finalised.

How can a basement transform the home?
