What a Fulham basement involves.

Most Fulham houses are Victorian terraces on narrow plots. Many already have a cellar under the front, or a void under the floor.
So a Fulham basement takes one of three shapes. The first fits out the cellar. The second lowers and widens it. The third digs a new floor under the house.
Each one is a party wall job, since the terraces share their walls. Much of Fulham sits near the river. Flood risk is designed in from day one.

What the council allows.
- Council
- London Borough of Hammersmith and Fulham. Kensington and Chelsea’s CL7 does not apply here.
- Size
- Local Plan Policy DC11 allows one storey. Into the garden, it may reach half the house’s depth at most. It may also cover half the garden’s depth at most.
- The garden
- The garden left over must stay in one piece. At least one metre of soil goes over any part under the garden.
- Lightwells
- A lightwell at the front or side must be as discreet as possible. The terrace should look largely unchanged.
- Flood risk
- Over 60% of the borough is in flood zones 2 and 3. The Thames defences protect it, but a flood risk assessment is still needed.
- The application
- A construction method statement, written by a qualified engineer. A construction traffic management plan sits inside it.

Can I convert the cellar under my Fulham house?
Usually, yes. Many Fulham terraces have a cellar or a void under the front.
Fitting it out is the smallest job. Lowering it adds underpinning and party wall work.
We survey it first, then tell you which of the three it is.

Policy DC11 sets two limits, and both apply at once.
Half the depth of the garden, and half the depth of the house.
The rest of the garden must stay in one piece.
