Quantity surveyors in London. Budgets and cost plans, priced line by line by our in-house quantity surveyor.
There is no single price for a high end home renovation in London. In 2026, a credible budget depends on several things. These are the property, scope, finish and complexity of delivery. Cost per square metre or square foot is useful for an early sense check. Neither replaces a measured cost plan.
NU Projects combines architecture, interior design, quantity surveying, project management and construction. That integrated structure helps clients understand the complete investment. It also helps them identify risk early. It protects the quality of the finished home.
High end London renovation costs in 2026
NU publishes its own rates rather than a market average. The build cost calculator carries a band for every work type. There are three levels of specification, from high end through prime to super prime. Those are the figures this firm prices from, and they sit outside any form.
Read any band with one question in mind: what is inside it? Always confirm whether a rate includes professional fees, VAT, kitchens, bathrooms and joinery. Also confirm specialist systems, external work, loose furniture and contingency. A rate that excludes half of them is not a budget.
A worked 2,500 square foot example
Take a 2,500 square foot lateral apartment. Put the area into the build cost calculator. Choose the work type and the tier. It returns the construction band for that level of finish. A completed job of exactly that size is the Knightsbridge apartment. It is 2,500 sq ft at a build value of £1.25m.
The calculation is useful, but the property still needs to be assessed. Retaining the existing structure may allow more investment in interiors and services. Major structural change or heritage requirements can shift the balance considerably. So can restricted apartment rules or extensive restoration.
Three indicative levels of renovation
- High quality refurbishment focused on services, kitchens, bathrooms, finishes and selected layout changes.
- High end structural renovation with significant alteration, premium specification, extensive coordination and bespoke work.
- Prime or super prime transformation involving complex structure and heritage restoration. It also involves advanced systems, craftsmanship and detailed management.
What influences the cost most?
- The condition, age and previous alteration of the property.
- Structural changes, temporary works and retained fabric.
- Basement excavation, waterproofing or major groundworks.
- Listed building and conservation requirements.
- Restricted access, parking, working hours and neighbour management.
- Heating, cooling, ventilation, lighting controls, security and audio visual systems.
- The number and specification of kitchens and bathrooms.
- Bespoke joinery, natural stone, metalwork and specialist finishes.
- Programme, phasing and long lead procurement.
- The detail and quality expected at handover.
How costs vary across prime London property types
Prime apartments
Mansion blocks and lateral apartments may involve licences to alter and freeholder surveyors. They may also involve controlled working hours and lift and common area protection. Acoustic requirements and limited storage may apply too. These constraints affect programme and site management even when the structural scope is modest.
Townhouses
Chelsea, Belgravia, Kensington and Mayfair townhouses often combine heritage fabric with structural alteration. They also need completely new services. Stairs, façades, roofs, basements and multiple floors create additional sequencing and coordination.
Basements and lower ground floors
Basement excavation is a separate structural and waterproofing exercise. It must not be priced as ordinary refurbishment. Ground conditions, underpinning and party wall matters can have a major effect. So can spoil removal and drainage.
Roof terraces and external living
Roof terraces may require structural strengthening and planning permission. They may also need waterproofing, drainage, access and careful consideration of neighbours. The finish is only one part of the complete cost.
What should the complete budget include?
- Measured surveys and property investigations.
- Architecture and interior design.
- Structural, mechanical and electrical engineering.
- Quantity surveying and project management.
- Planning, building control, party wall and freeholder requirements.
- Construction, preliminaries, temporary works and logistics.
- Kitchens, bathrooms, appliances, joinery, stone and specialist finishes.
- VAT where applicable.
- A contingency matched to the design information and property risk.
Professional fees and statutory costs
Older NU Projects guidance allowed approximately 15 to 20 per cent. This applied to complex prime refurbishment. It covered the combined effect of professional services and related project costs. The correct allowance depends on the appointment structure. It should be itemised rather than applied blindly.
Architecture, interior design, engineering, quantity surveying and project management each perform a different role. Building control and party wall surveyors may also be required. So may planning consultants, freeholder surveyors and licences.
How much contingency should you allow?
A contingency of approximately 10 to 15 per cent is commonly considered. This is for older or complex London property. It should reflect actual risk. A well surveyed apartment with developed technical information may justify a different allowance. A listed townhouse with concealed structure and extensive opening up may justify another.
Contingency is not a substitute for incomplete design. Surveys, coordination and decisions should reduce uncertainty first. The remaining allowance then protects against genuinely unforeseen conditions.
Why prime London carries a delivery premium
Prime London renovation is not simply expensive because of the postcode. Restricted access, limited storage, controlled hours and close neighbours affect delivery. Apartment buildings may require licences, deposits, protection routes and daily management of common areas.
Heritage properties demand specialist trades and careful sequencing. Original fabric may need to be restored. Modern cooling, lighting and controls are integrated discreetly. The management needed for an effortless result is a genuine part of the cost.
How to make the budget work harder
Good value engineering is not a search for the cheapest substitute. It protects what creates the greatest value. It also simplifies elements that do not support the brief.
- Resolve layouts before detailed services and joinery are commissioned.
- Concentrate materials in the rooms that matter most.
- Standardise concealed details where bespoke work adds no visible benefit.
- Plan long lead items before they threaten the programme.
- Retain sound original fabric where it supports the design.
- Make decisions before construction rather than under pressure on site.

How NU Projects creates cost certainty
NU develops the design and cost plan together. The team tests structure, services and logistics. It also tests specialist packages and finishes before the construction programme is committed. Clients see the effect of decisions while options remain open.
During delivery, quantity surveying and project management continue to track procurement, change and progress. One accountable team means fewer gaps between the drawing, quotation and work on site.

Frequently asked questions
How much does a high end renovation cost per square foot?
It depends on the work and the level of finish. NU publishes a band for every work type. There are three tiers in the build cost calculator.
Why is there no single figure?
Because the same square foot can carry a repaint or a moved staircase. Depth of intervention moves the rate further than size does.
Does the building cost include VAT and professional fees?
Not automatically. Every estimate should state what is included. VAT, consultant fees, approvals, kitchens, joinery and contingency can materially change the complete investment.
When can NU provide a reliable cost plan?
Reliability increases as surveys, scope, layouts, services and finishes are defined. NU establishes an early framework. It develops this into a measured cost plan as design progresses.
