Basement extensions have become one of the most popular ways to add valuable living space to prime London homes. With limited scope to extend upwards or outwards in many conservation areas, going underground is often the only option. But a basement project is a major undertaking that requires careful planning, specialist expertise, and a clear understanding of the process.

Is a basement extension right for your property?

Not every property is suitable for a basement extension. The feasibility depends on factors including soil conditions, the water table, the structural integrity of the existing building, and the proximity of neighbouring properties. A thorough site investigation and structural survey are essential before committing to a basement project. The planning and regulatory picture

In the Royal Borough of Kensington and Chelsea, basement extensions are subject to some of the strictest planning policies in the country. Single storey basements are generally permitted, but multi storey basements are no longer allowed under current policy. Construction management plans are required, and there are strict controls on working hours, noise levels, and the duration of construction. Westminster and Camden have their own policies, and each borough takes a slightly different approach. Your contractor should have detailed knowledge of local requirements and a proven track record of securing approvals.

The construction process

A basement extension typically involves underpinning the existing foundations, excavating beneath the property, constructing a reinforced concrete shell, and waterproofing the new space. The process requires specialist subcontractors and careful sequencing to ensure the safety and stability of the existing structure. Temporary works, including propping and shoring, are critical during the excavation phase. The programme for a typical single storey basement in London ranges from six to twelve months, depending on the size and complexity of the project.

Party wall awards and neighbour relations

Basement projects almost always trigger party wall obligations. You will need to serve notices on adjoining owners and agree party wall awards before work can begin. This process can take several weeks and should be factored into your programme. Maintaining positive relationships with neighbours throughout the project is equally important. Clear communication, reasonable working hours, and a well managed site go a long way towards keeping everyone on good terms. Costs and budgeting

Basement extensions are among the most expensive forms of construction on a per square foot basis. Professional fees, party wall costs, and planning fees should be budgeted separately. A realistic contingency of 15 to 20 percent is advisable given the inherent uncertainties of working below ground.

Is it worth doing?

For many prime London homeowners it is. A basement can hold a cinema, a gym, a wellness suite, a wine room, staff accommodation or simply more living space, none of which there is room for above ground. Whether the money comes back depends on the address, the quality and the layout, so test it against your own house rather than against a rule of thumb.
