Quantity surveyors in London. Budgets and cost plans, priced line by line by our in-house quantity surveyor.

A London renovation budget can look reassuringly precise. This can happen long before the project is properly defined. That apparent certainty is often the first warning sign. A credible budget is not a single optimistic figure. It is a carefully tested plan. It is built around the property, the design, the specification and the programme. It also reflects the realities of delivering work in London.

At NU Projects, we combine architecture, interior design and quantity surveying. We also combine project management and construction. It is all one accountable team. That integrated view allows us to test ambition against cost from the beginning. It also protects quality throughout the project.

Why early London renovation budgets go wrong

Most inaccurate budgets are not the result of one dramatic mistake. They are created by a series of small omissions made before enough information exists. A contractor may be asked to price concept drawings and provisional finishes. They may also face an undeveloped services strategy. The resulting number can only reflect the information available.

The headline figure may exclude structural work, temporary works and mechanical and electrical upgrades. It may also exclude professional fees, access restrictions and specialist finishes. Bespoke joinery, statutory approvals and an appropriate contingency may be missing too. These costs do not disappear. They arrive later as variations, delays or compromises.

The seven most common omissions

  • Professional fees for architecture, interior design, structural engineering, quantity surveying and project management.
  • Mechanical and electrical design, including heating, cooling and ventilation. It also covers lighting controls, audio visual systems and upgraded power requirements.
  • Temporary works, protection, scaffolding and welfare. It also covers waste removal. It covers the logistics of a constrained London property too.
  • Planning conditions, building control requirements, party wall matters, licences to alter and freeholder approvals.
  • Realistic allowances for stone, sanitaryware, kitchens, appliances, specialist finishes and bespoke joinery.
  • Long lead items and the programme consequences of late design decisions.
  • A contingency that reflects the age, condition and complexity of the property.

A budget is only as strong as the information behind it

The right moment to challenge cost is before construction begins. Accurate measured surveys, opening up investigations where appropriate and structural input help. So do coordinated layouts and a clear schedule of finishes. Together they give the cost plan something reliable to measure.

This does not mean every decorative detail must be selected on day one. It means the project needs enough definition to establish the correct level of investment. A bespoke kitchen cannot be budgeted as a generic kitchen. A fully integrated cooling and lighting system needs more than a basic electrical allowance.

How NU Projects creates cost certainty

NU Projects treats cost planning as a live design tool. Our quantity surveying and construction expertise informs the architecture and interior design. This happens while changes are still easy to make. We do not wait for a late tender. A late tender may reveal that the scheme and budget are misaligned. The project is reviewed as it develops.

  • We establish the brief, priorities, desired finish and investment range.
  • We survey the property and identify planning, structural, services and access risks.
  • We prepare coordinated design information and define the specification.
  • We measure the proposed work and test allowances against current specialist pricing.
  • We review options openly, protecting the elements that add the greatest value.
  • We plan procurement around lead times, programme and quality.
  • We monitor decisions and changes throughout construction.

This integrated process gives clients one clear line of responsibility. It also reduces the gaps between designer, quantity surveyor and contractor. Those gaps can otherwise lead to duplicated work, conflicting assumptions and slow decisions.

Budget ranges need context

Cost per square metre can be useful for an early sense check. It is not a complete method of pricing a prime London home. Two properties of the same size may need very different levels of structural alteration. Services, restoration, joinery and specialist finishing may differ too. Access, listed status and apartment management rules also change the delivery strategy. So does the amount of retained fabric.

Where should a client invest first?

A good budget protects the parts of the home that are costly to revisit. Structure, waterproofing, services, layouts, acoustic performance and technical coordination come first. Once those foundations are secure, investment can go to the rooms that matter most.

Bespoke joinery, natural stone, decorative lighting and specialist finishes can create value. They only do so when they sit within a well resolved building. NU Projects balances visible craftsmanship with the technical work. That work makes the home comfortable, dependable and easy to live in.

Questions to ask before accepting a renovation budget

  • Which drawings, schedules and specifications has the price been based on?
  • Which professional fees and statutory costs are included?
  • Are mechanical and electrical systems fully allowed for?
  • Are kitchens, bathrooms, joinery and finishes realistic for the intended quality?
  • What assumptions have been made about access, working hours and site logistics?
  • How will design changes and variations be assessed?
  • Who is accountable for coordinating design, cost and construction?

Why the cheapest opening figure costs most

A low opening price is attractive only when it matches the alternatives. The scope, quality and risk must be the same. If important elements are excluded, the comparison is false. The client may enter construction with an unrealistic expectation. They may then lose the ability to make calm, value led decisions.

Frequently asked questions

Why are early renovation estimates often misleading?

Early figures are frequently based on incomplete drawings, unclear specifications and optimistic assumptions. A dependable figure needs coordinated information and transparent allowances.

How much contingency should a London renovation carry?

The appropriate contingency depends on the property, surveys and level of design development. It also depends on project complexity. An older property with concealed conditions will normally need a different risk allowance. A modern apartment with a well documented structure needs less.

Can design and build improve cost certainty?

Yes. Early involvement from the team responsible for construction helps. It lets buildability, logistics, procurement and trade pricing shape the design. This happens before work starts.

When should a quantity surveyor become involved?

As early as possible. Cost planning is most valuable while the brief and design can still be adjusted. That way there is no wasted work or delay.
