We renovated a first floor apartment in a Grade II listed Marylebone building. The double reception now holds a marble kitchen. Plasterwork, chimneypieces, panelling and shutters were kept.

That kitchen needs water, waste, power and extract, never planned for the room. Waste falls are the hard part. They decide where the island and sink can sit.

Westminster asks for vents and plant to be sensitively designed and discreetly located. Extract may go up an old flue, or through a rear wall. We test each option against the listing.
