NU Projects is a design and build company in Fulham SW6, founded in 2010. We handle loft conversions, dormers and mansards in Fulham SW6, under one contract. A loft runs £215 to £425 a sq ft, construction only. Call 020 7731 6841, and a budget estimate typically follows within seven days.

Fulham is mostly Victorian terraces. Each has a pitched main roof and a lower back addition.

The loft goes in at the back. A full width rear dormer is the usual shape.

An L-shaped dormer runs on over the back addition. That gives room for a bathroom.

Outside conservation areas, many rear dormers are permitted development. Inside them, planning is needed.

Front roof slopes stay as they are. The terrace keeps its line.

What the borough allows on a Fulham roof.

Council
London Borough of Hammersmith and Fulham, with its Planning Guidance SPD of 2018.
Front roofs
Front roof extensions break the parapet and eaves line. They are generally unacceptable.
Rear roofs
They must be sympathetic. Design is watched closely where seen from the street.
Ridge height
Raising the ridge is resisted where it harms a terrace.
Chimneys
Original stacks in the roofline should stay. Removing one may need planning permission.
Permitted development
Outside conservation areas, a terrace may add up to 40 cubic metres.

Can I build a loft dormer in Fulham without planning permission?

Often, outside a conservation area, under permitted development.

A terraced house may add up to 40 cubic metres.

We confirm it with a lawful development certificate before work starts.

What is an L-shaped dormer on a Fulham terrace?

Two dormers joined, one on the main roof and one on the back addition.

It turns the loft into a bedroom with its own bathroom.

Can a Fulham loft go on the front of the roof?

Rarely. The borough treats front roof extensions as generally unacceptable.

Rooflights on the front slope are a smaller, separate question.

Does a Fulham loft conversion need a party wall notice?

Almost always on a terrace. The steels usually bear on both party walls.

Raising a party wall for a dormer cheek needs notice too.

We serve the notices from the same drawings.
