Our 12-stage design and build process, stage by stage

This is how a project runs with us, from the first call to the clean. Twelve stages, each with a purpose and a decision point, covering the project management, the construction, the interior design and the architecture.

1. Stage one, first contact. Use the online form to book a consultation call.
2. Stage two, free consultation. A call with founder Nick Jeffries to discuss the aims, the requirements, the budget and the timescale.
3. Stage three, budget estimate. A call-out fee may be charged for a property visit, to gather what is needed for a budget build cost.
4. Stage four, 3D measured survey. An architect visits and measures the property, so the drawings are accurate to the building rather than to the deeds.
5. Stage five, proposed design. The architect produces schematic drawings for your approval, and any changes are discussed before the planning submission.
6. Stage six, planning permission. Submission of the planning application and negotiation with the local planning office. NU may bring in specialist consultants for listed or challenging properties.
7. Stage seven, building regulations. The construction drawings are passed by building control. The interior design, the scope of works and the cost plan all start here.
8. Stage eight, structural calculations. A qualified structural engineer produces the drawings that set out the structural scope.
9. Stage nine, party wall agreements. Securing the awards for any structural alteration that ties into a neighbouring property.
10. Stage ten, project management and quantity surveying. Detailed work on the cost plan, with NU running the process and holding the health and safety duties under CDM 2015.
11. Stage eleven, construction. The loft conversion, extension, basement, renovation or new build itself, by our builders, carpenters and trades.
12. Stage twelve, finishing. Snagging walkarounds for the final details, then a professional clean before handover.
