i The brief

A whole house, rebuilt inside.

Every room was designed before the first wall came down.

A Victorian family house over four floors.

We are stripping it back to the joists and rebuilding it.

New floors with underfloor heating, new windows, a new loft room and a cinema.

Jordana Ashkenazi drew every room. We build them.

ii Before

The house as we found it.

Photographed before the strip out in May 2026.

iii The drawings

Every floor drawn first.

Our drawings set out every room and every heating zone.

The cinema, the dressing room and four bathrooms are all planned here.

iv The strip out

Back to the joists.

Ceilings came down to the joists and walls to the studs.

New steels went in where walls came out.

v Behind the walls

The work you never see.

Underfloor heating runs through every floor.

Ventilation ducts run up the house, out of sight.

This is what keeps a finished house quiet, warm and fresh.

vi Windows

New sashes, made to match.

The windows are replaced with new timber sashes.

The bay keeps its shape. The walls behind it are lined and insulated.
