Renovating a super prime property in London requires a level of expertise and coordination that goes far beyond standard construction. From Mayfair to Belgravia, discerning clients demand precision, speed and disciplined delivery. This is why the design and build approach has become the preferred choice for luxury renovations.
What is design and build?
Design and build is a model where one company runs both the design and the construction. Instead of appointing separate architects, contractors and project managers, one team handles every stage. That removes the gap where the design intent and the construction diverge.
What it changes on a super prime project
- Communication. One team means no translation loss between what was drawn and what gets built.
- Programme. Fewer waiting periods, because nobody is waiting for another party to price a decision.
- Cost. Early contractor involvement means the budget is tested against buildability from the start.
- Accountability. One point of responsibility, so an issue is resolved rather than allocated.
- Quality. Written quality controls and a set of trades the contractor uses repeatedly rather than tenders each time.
Why this matters in prime postcodes
In Knightsbridge and Chelsea most properties are listed or in a conservation area, and the planning route has to be worked out for the actual building. A split appointment adds delay and cost to that, because every approval crosses a boundary between two firms.
How NU Projects works
We bring the architects, the interior designers and the construction team into one office. That covers basement extensions through to bespoke interiors, for clients who want the work done discreetly.
Design and build is not right for everybody, and where an architect-led route suits a project better we will say so. The trade-off is set out in architect or design and build.
