A major renovation succeeds or fails in preconstruction. The drawings, surveys, cost plan, approvals, procurement and responsibilities established before work begins determine how many decisions are left to the most expensive stage: site.
These six steps create a stronger starting point for a luxury home renovation in London.
1. Define the outcome, priorities and limits
Write a practical brief around how the home should work. Separate essentials from preferences, identify the rooms that cause problems and define the intended completion date and investment range. A strong brief creates a basis for decisions when design options compete.
2. Survey the property and its constraints
Commission the information appropriate to the project: measured survey, drainage review, structural inspection, services assessment, asbestos survey, heritage review or other investigations where relevant. Check title, lease, freeholder, planning and party-wall constraints early.
3. Choose the delivery route and accountable team
Decide whether the project will follow a traditional architect-led tender or an integrated design-and-build route. In either case, name the people responsible for architecture, interiors, structure, MEP, cost, programme and construction.

4. Build the cost plan alongside the design
Do not wait for a finished concept before testing affordability. Develop the cost plan at defined design stages and expose assumptions, exclusions and provisional allowances. Include professional fees, statutory costs, preliminaries, contingency and VAT.

5. Complete technical coordination
Planning drawings are not a construction package. Resolve structure, waterproofing, drainage, fire safety, thermal performance, mechanical and electrical systems, lighting, joinery and key interfaces before mobilisation. Record decisions and approvals so site instructions are unambiguous.
6. Prepare procurement, logistics and communication
Identify long-lead items, agree sample dates and sequence specialist packages. Plan access, protection, welfare, deliveries, neighbour communication and reporting. Confirm the contract, programme, payment process and written change-control procedure.

Frequently asked questions
How long should preconstruction take?
It depends on scale, planning and complexity. The right measure is whether the design, approvals, cost and procurement are sufficiently resolved, not whether an arbitrary start date has arrived.
When is the budget reliable?
Reliability improves as surveys, drawings, specifications and specialist quotations replace assumptions. An early estimate is not the same as a construction price.
Should the builder see the design before planning?
Early buildability and cost input can be valuable, especially for structural, logistical and services-heavy work.
