In London’s prime residential market, work arrives by referral rather than by advertising. Homeowners, private advisers, architects and family offices talk to each other about who they would trust with a high-value house, and that conversation decides who gets asked.
This is what that reputation is built on, in specifics.
Nowhere is harder to build well than London
A prime London project is shaped by:
- Listed building constraints
- Conservation areas
- Complex and variable planning policy
- Structural work and basements
- Party wall matters
- Very tight site access
- Clients who know what good looks like
Plenty of contractors can build. Fewer have done all seven of those on the same street.
Trust built project by project
NU Projects has spent over sixteen years on complex residential work across prime central and West London, including Chelsea, Kensington, Notting Hill and Hampstead.
That has been built one job at a time, through difficult structural refurbishments, planning-sensitive houses and long client relationships. What clients rely on is that we will not overpromise, will not underestimate the risk, and will not disappear once the contract is signed.
Design and build, run as one thing
A lot of firms describe themselves as design and build. Fewer integrate it. We work with the design and the construction discipline together from day one, which means:
- Designs that are buildable as drawn
- Costs that are realistic rather than optimistic
- Fewer variations
- Programme control that survives contact with the site
That integration is why a lot of our work is appointed directly rather than through a competitive tender.
Senior people stay on the project
Clients deal with the people making the decisions, for the whole project. There is no handover to a junior team once the work starts, and no dilution of who is accountable.
When something goes wrong on a London site, and it will, the decision is made quickly and by somebody who will still be there in six months.
Discretion is part of the process
A lot of our clients value privacy above everything else. Discretion is not a marketing line here, it is how the job is run: the neighbours, the consultants and the authorities are managed so the work proceeds quietly, and we publish nothing we are not asked to publish.
We choose projects carefully
We do not chase volume. Projects are taken on the basis of complexity, suitability and whether we can deliver them to the standard we work to. If we think a project cannot be done properly, we say so early rather than late.
Repeat clients and referrals
The strongest endorsement in construction is not marketing. It is a client coming back for a second and a third project, and an architect or a surveyor putting their own name behind an introduction.
Most of our workload arrives that way.
What clients actually get
- An early view of what the project involves, before money is committed
- One version of the cost and the programme
- Control over both, reported month by month
- Craftsmanship that holds up over a decade
- A house that performs, not just one that photographs
Final word
We are not the loudest contractor in London, and that is deliberate. The work arrives because somebody who has used us told somebody else.
