Super prime renovation trends 2025

What super prime London owners asked us for in 2025 clustered around five things. If you are planning work in Mayfair, Knightsbridge, Belgravia or Chelsea, these are the briefs coming up most often.

Wellness at home

Bathrooms are being built as wet rooms, in stone, with steam showers and lighting that can be taken right down. Below that, wellness rooms, yoga studios and indoor pools. All of it needs ventilation, drainage and acoustic separation designed in early, because none of it can be added later.

Indoor and outdoor living

Retractable glass walls and crittall-style glazing open the back of the house onto the garden. Roof terraces are getting outdoor kitchens and fire pits, which brings gas, water and drainage up to roof level and needs structural checking first.

Bespoke kitchens and entertaining space

The kitchen is still the room the house is planned around. In 2025 that means two islands, a hidden scullery behind the main room, and appliances that need three-phase power and proper extraction. Bespoke cabinetry, stone worktops and lighting integrated into the joinery rather than fixed to the ceiling.

Sustainable specification

Clients now ask for solar, high-performance glazing and reclaimed materials as a matter of course. On a period building the hard part is meeting the performance without losing the windows, which is a design problem before it is a specification one.

Quieter interiors

The direction of travel is understated. Soft textures, layered neutrals and warm lighting. Mixed metals, limewash finishes and antiques chosen for the room rather than bought as a set.
