Basement Waterproofing and Pumps: What Keeps a London Basement Dry

Every basement we build in West London starts with the same question from the client. Will it stay dry? The honest answer is that a basement stays dry by design, not by luck, and the design has to be decided before the first skip arrives, not after the first damp patch.

This post sets out what a proper waterproofing design covers, when a basement needs pumps, and the questions to ask any contractor before you sign. It is written from the way NU has built basements under Fulham, Chelsea and South Kensington houses since 2010.

Waterproofing is one coordinated design, not a product

Waterproofing is a coordinated specialist design for the intended use, the ground conditions and the construction method. Structure, joints, penetrations, drainage and maintenance access all need to work together. A membrane chosen on its own, without the structural engineer and the drainage designer in the same conversation, is where basements go wrong.

That is why the waterproofing design sits inside the engineering package, alongside the underpinning or piling, the temporary works and the movement monitoring. Each borough adds its own conditions, from traffic and site management plans to soil testing, structural calculations and flood risk assessments. The waterproofing has to answer all of them.

When a basement needs pumps

Whether a basement needs pumps depends on the drainage and waterproofing design. Where the new floor sits below the level the drains can fall to, or where ground water has to be managed, pumps are part of the design rather than an afterthought.

Where pumps are needed, four things should be assessed before the design is signed off. Redundancy, so one pump failing does not flood the room. Alarms, so someone knows before the water does. What happens when the power goes. And ongoing access for servicing, because a pump you cannot reach is a pump that will not be serviced.

We design for the day a pump fails. That is the difference between a basement that is dry for a year and one that is dry for the life of the house.

Is your house suitable in the first place?

Suitability depends on planning, ground and water conditions, the existing foundations, the neighbours, the utilities and access. Feasibility should establish the principal constraints before anyone draws a detailed layout. A basement can extend beneath the garden, but that needs its own property specific planning and engineering review, with trees, retained planting, drainage, access and the effect on neighbouring properties all considered.

What a dry basement costs

A new basement excavation in prime London is £450 to £500 per square foot to build. NU's 2026 cost guide puts a new basement at £500,000 to £900,000 and up as a project total, construction only, before fees, party wall, contingency and VAT. Waterproofing, drainage and pumps sit inside those figures. A cost per square metre without those assumptions is not a reliable commitment.

Excavation is only part of the cost. Engineering, temporary works, access, waterproofing, drainage, neighbour interfaces and the eventual fit out all need pricing before the number means anything.

Can it feel like a normal floor?

Yes, if it is planned that way. Room proportions, light, ventilation, acoustics and the stair connection matter as much as the finishes. Light wells and rooflights should be planned alongside the structure, privacy and water management, not added at the end. A cinema, a gym or a wine room each need their own structural, acoustic, ventilation and environmental requirements. A wine room and a gym should not share assumptions about temperature or humidity.
