Why use a project manager

#noffers various services to ensure your project runs smoothly from concept to completion, within budget and on time so that you end up with the house you dreamed of at the outset. To achieve this, we work closely with you to understand your ideas, priorities and expectations, hopefully allowing you to enjoy the experience.

#nu has in-house teams of experts, but we also have the luxury of a database of freelance professionals, such as architects, interior designers, engineers, party wall surveyors & specialist sub-contractors.  Teamwork is the key to a successful project; the earlier the management team & contractor is appointed, the better it is for the client.

We aim to keep our fee structure as open and competitive as possible. We are open to agreeing on a fee structure that suits your budget either as a fixed rate, a fixed fee or a percentage of cost but fundamentally, whatever suits your requirements and budget. 



Early engagement is key, co-ordinating with the design team to review the construction drawings, discuss preliminary requirements and ensure any planning conditions have been addressed. Advise on any party wall issues, ensure building control and a warranty provider has been appointed. Source and recommend appropriate subcontractors & specialists.

We operated a two-stage estimating process. Firstly, a budget estimate will be produced so the client understands the potential numbers involved; then, if those numbers are in the client's budget, we will work with them to create a detailed cost plan and issue JCT contracts with the programme of works. In addition, we carry out regular valuations, document variations & issue payment certificates.​

We will ensure the project is managed efficiently and safely whilst ensuring quality and attention to detail are meticulously maintained. To achieve this, we recommend regular site visits at least once a week and will hold regular progress meetings with the Client, design team and contractors.
