# NU Projects London > NU Projects designs, prices and builds homes in prime London. Nick Jeffries founded the studio in 2010. Architecture, interior design, construction, cost and project management sit under one contract. The studio works from 10-12 Fulham High Street, London SW6 3LQ. A budget estimate comes from the studio's own quantity surveyor, usually within seven days. Photographs of completed work are labelled as such. Anything generated is labelled a visualisation. This file is the site as plain text, for answer engines, crawlers and readers. The full version adds every service body, every answer and every rate. It is at https://www.nuprojects.co/llms-full.txt. Twelve stages in four phases, the same order every time. **Phase 01, Define.** Before a line is drawn, we need two things. How you live, and what the house will allow. The first price arrives here, not at the end. - Stage 01, The brief. How you live, who with, what the home has to do. In your words, written down. You hold: A written brief, in your words. On it: You and Nick. - Stage 02, The site. We walk the house together. Light, neighbours, structure, services, what can move and what cannot. You hold: A read of what the house will allow. On it: You, Nick and the design team. - Stage 03, The budget estimate. A first price from the brief and the property, before any drawing is frozen. You hold: A first price, typically within seven days. On it: Our own quantity surveyor. **Phase 02, Design.** Concept, then detail, in the open. Plans, visualisations and samples you can hold. Every decision that moves the price is made here, while it can still change. - Stage 04, The concept. Proportion, light, structure and the one move that makes the home. Drawn, then visualised. You hold: Plans, and a visualisation of the one move. On it: The architects and the interior team. - Stage 05, The detail. Layouts, joinery, stone, lighting and furniture, decided before the price is fixed. You hold: Layouts, joinery, stone and lighting, chosen. On it: The interior team, with you. - Stage 06, The cost plan. A detailed price built line by line from the drawings. Provisional sums named, not buried. Then one contract. You hold: A cost plan built line by line, then one contract. On it: The quantity surveyor and Nick. **Phase 03, Consent.** Planning and building control are our job, not yours. While they run, the drawings become the ones a builder can build from. - Stage 07, The consents. Planning, building control and party wall notices prepared, submitted and handled for you. You hold: Applications and notices, prepared and submitted. On it: The design team, on your behalf. - Stage 08, The coordination. Structure and services resolved with the engineers before anyone is on site. You hold: Structure and services, resolved on the drawings. On it: The engineers and the MEP team. - Stage 09, The programme. A fixed programme and a site plan, agreed before the first delivery arrives. You hold: A fixed programme and a site plan. On it: The project manager and the site foreman. **Phase 04, Deliver.** One programme, one contract, one call. The people who drew the home build it. You see what we see, every week. We stay after the keys are yours. - Stage 10, The build. One site team, one point of contact, first day to last coat of paint. You hold: The work on site, first day to last. On it: One site team, one point of contact. - Stage 11, The reports. A report every week, with photographs, so nothing on site is a surprise. You hold: A report every week, with photographs. On it: Your project manager. - Stage 12, The handover. A handover pack, then a defects period and aftercare, with the same team. You hold: A handover pack, a defects period and aftercare. On it: The same team that built it. Full page: https://www.nuprojects.co/process ## Projects 14 published projects across prime London. Wayne Hockham leads it. Gas Safe registered. NICEIC approved. - **Heating and hot water.** Boilers, heat pumps, underfloor heating and emitters, sized for the house. We assess floor buildup, heat output and control zones first. Simultaneous demand across several bathrooms is calculated, not guessed. - **Electrical.** Power, lighting circuits, distribution and testing, by NICEIC approved engineers. We check existing capacity against the loads you are adding. Solar, battery storage and car charging are reviewed on site. - **Plumbing and drainage.** Incoming supply, storage, hot water, waste and drainage, coordinated with the structure. Gas work is carried out by Gas Safe registered engineers. Routes are planned before floors and ceilings close. - **Ventilation and cooling.** Ventilation moves air, cooling removes heat. A comfortable home needs both, especially after insulation work. Concealed units need ceiling or joinery space, duct routes and maintenance access. - **Lighting and controls.** Lighting, heating, blinds, audio visual and network, on controls you will actually use. We agree the functions early, then wire for them before first fix. Handover includes training on the system. - **Aftercare.** NU MEP covers planned maintenance, diagnostics and reactive repairs. Testing, commissioning and upgrades sit in the same team. Electrical testing, EICR support, certification and gas servicing are all handled. A super prime specification runs £500 to £800 per sq ft. These are typical figures. The calculator splits every range by specification. - **How much does a kitchen or side return extension cost?** A rear extension is typically £280 to £320 per sq ft. A side return is typically £310 to £340 per sq ft. - **How much does a basement cost in Chelsea or Fulham?** A basement is typically £450 to £500 per sq ft. A new excavation is typically £500,000 to £900,000 as a whole project. Converting an existing lower ground floor is typically £180,000 to £300,000. - **How much does a loft conversion or mansard cost?** A loft is typically £250 to £300 per sq ft. A main dormer loft is typically £90,000 to £140,000 as a whole project. A mansard is typically £140,000 to £220,000. - **What should my total project budget include?** Allow for surveys, design, consultants, applications, construction, services, finishes and furniture. VAT and contingency sit on top of the build cost. - **Why do contractors’ prices differ so much?** Because they are rarely pricing the same job. - **When can the construction price be fixed?** When the surveys, coordinated drawings, specification and responsibilities are settled. - **How much contingency should I allow?** Enough to cover what the survey cannot see until work starts. - **How do stage payments and valuations work?** The contract sets out how work is valued and when you pay. - **Are warranties and guarantees included?** Ask for the actual documents, not a headline duration. - **Do I need planning permission for my project?** It depends on the property, the proposed work and any existing restrictions. - **When might I need a party wall surveyor?** Work to shared walls or boundaries can engage the Party Wall etc. Act. So can certain excavations near a neighbouring building. - **How is neighbouring movement risk managed?** By engineering, temporary works, sequencing and monitoring, together. - **Can NU work with my existing architect or interior designer?** Yes, and we do it often.
